Determined buyers not holding back

As we’ve touched on in previous Updates, one of the causes for confidence in the underlying buyer demand for property in our area is broad range of buyer activity in all price ranges, areas and housing styles across the City of Moonee Valley and surrounding suburbs.

We saw more examples of this broad buyer demand again this week, with sales ranging from period classics to brand new homes and prices ranging from first home budgets to multi-million dollar luxury showpieces.

Here’s a cross-section of some of our recent activity:

Avondale Heights: 7 Cresswold Avenue. This original three-bedroom home on around 551sqm of land near the shops on Military Road sold prior to this week’s scheduled auction at $792,800.

Avondale Heights: 44 Doyle Street. This potential-filled two-bedroom home was another to attract interest based on its future potential, with the SOLD sign going up well before the scheduled auction.

Essendon: 3/134 Cooper Street. A focus on hassle-free low maintenance living was evident in this renovated two-bedroom unit. It sold for $790,000 more than a week before it was due to be auctioned.

Essendon: 105 Primrose Street. The rare opportunity to secure a classic freestanding two-bedroom period home in this popular pocket (pictured) proved an attractive one, with four bidders pushing the price more than 10% above the reserve before the gavel fell at $1.29 million.

Keilor East: 15 Berembong Drive. An appealing blend of old world character and contemporary flair, this engaging three-bedroom timber home sold at auction for $1 million.

Keilor East: 9 Basalt Avenue. This breathtaking brand new six-bedroom home a short walk from Valley Lake made an immediate impact the moment it hit the market. It was sold during the week, well before offers were due to close on its Sale by Set Date® campaign, with the contracts being inked at $2.7 million.

Moonee Ponds: 37 Scotia Street. This beautifully renovated three-bedroom period home within walking distance of the Maribyrnong River found new owners after productive mid-week negotiations.

As you can see, buyers are still very keen to secure a home in the City of Moonee Valley if the right opportunity becomes available.
