A different kind of Spring rush

It’s certainly been a different kind of start to the traditional Spring market this year, with buyers unable to walk through the door and sellers relying on their own photographic skills in order to get their properties on the internet.

Yet for all the challenges, this week’s results have had a familiar ‘Spring flavour’ to them, even if they have involved a reduced volume due to the restrictions.

Once again this week, our team was able to achieve a 100 per cent auction success rate for our vendors through the use of online auction technology, whilst several strong sales were achieved during the week with the assistance of virtual inspections.

Among our most recent results were:

Airport West: 78 Bowes Avenue. This potential-packed two-bedroom home on a centrally positioned block of around 696sqm attracted 10 registered bidders to Saturday’s online auction. A competitive bidding duel saw the price rise to just under $1.1 million, well above our happy vendor’s reserve.

Airport West: 94 McNamara Avenue. There’s been plenty of buyer interest in the recent release of several brand-new side-by-side homes around the City of Moonee Valley. This sophisticated example (pictured) achieved an outstanding $1.25 million before it reached its planned auction.

Avondale Heights: 199 Canning Street. Capturing a serene outlook over the Maribyrnong River parklands that abutted the back fence, this well presented three-bedroom home sold prior to the auction date being confirmed, reaching just over the $1 million mark.

Avondale Heights: 5A Chaumont Drive. Another example of the strong market demand for new side-by-side family homes, this luxurious four-bedroom, three-bathroom sanctuary achieved a satisfying mid-week sale at $1.07 million.

Keilor East: 118 Prospect Drive. This well established three-bedroom home offered immediate comfort as well as enormous potential for future enhancements. The SOLD sign went up at $811,000.

Maribyrnong: 3/42 Wests Road. Making the most of its recent renovations and a super convenient location, this three-bedroom apartment attracted interest from a mix of first-time buyers and investors before selling for $522,500.
