Early offers driving strong sales
Once again this week we saw further evidence of the power of a convincing early offer, with every single one of our scheduled auctions this weekend being successfully sold well before the day.
In a further sign of the undiminished buyer demand for property in our area, the team at Barry Plant Moonee Valley was also kept busy from the moment the lockdown eased, with literally hundreds of buyer inspections being completed in the space of just two days!
Here’s a brief summary of some of the more recent sales activity:
Essendon: 4/25 Daisy Street. This fully renovated first-floor apartment enjoyed a prime position in one of Essendon’s desirable tee-lined streets, a short stroll from the station, Rose Street eateries and the Windy Hill sports precinct. Strong early interest from a mix of investors and first home buyers saw the sold sign go up in the midst of the lockdown at $365,000.
Keilor East: 14 Maurice Court. A quiet court location with treetop views over Spring Gully Reserve certainly added to the appeal of this original solid brick three-bedroom family home, offering scope for renovators and builders alike. Competitive interest saw the deal completed at a satisfying $890,000.
Maidstone: 2/110 Ballarat Road. As I mentioned in last week’s Update, this neat low-maintenance two bedroom home had the added benefit of dual street access and an ultra-convenient position a stone’s throw from Scovell Reserve. A pleasing pre-auction sale produced $590,000.
Maribyrnong: 14/52-56 Middle Road. This near original two-bedroom villa unit was another to enjoy strong early interest from multiple buyers keen to secure a low-maintenance lifestyle near the Maribyrnong River. The contracts were inked well before the scheduled auction at $605,000.
Niddrie: 12 Haldane Road. This original 1950’s character home (pictured) with an additional bungalow had buyers with buyers excited about its potential in a popular neighbourhood close to cafes. The keys changed hands well before the scheduled auction at a very pleasing $1.2 million.
With expectations of further easing of the current requirements over the coming weeks likely to free up the local property market even further, it’s a great time to be putting your property on the market…particularly if you’re keen to make the most of the extraordinary current conditions.
