Flexibility the key to lockdown success

For some people around Melbourne, the announcement of the introduction of our latest ‘circuit-breaker’ lockdown on Thursday night was the signal to put their property selling plans on hold for a week or so.

For others, however, it was the signal to take a more flexible approach to the timing and conduct of their scheduled auction. Importantly, this flexibility produced a number of outstanding sales results in the shadows of the lockdown deadline, with a number of auctions being conducted online late into Thursday evening.

Here’s a summary of some of our recent results:

Aberfeldie: 38 Vida Street. Some intense pre-auction negotiations produced an outstanding sale on this renovation-ready two-bedroom period home in one of Aberfeldie’s blue-chip addresses. The deal was done at $978,888!

Airport West: 1 Highridge Crescent. The fact that we had 15 registered bidders for this high-set three-bedroom home near McNamara Reserve confirms just how comfortable buyers are with online auctions nowadays. It sold for more than 20 per cent above the reserve!

Avondale Heights: 13 Rimcross Drive. With the Avondale Heights Community Garden over the back fence, this three-bedroom home had a real point of difference for young families. The SOLD sign went up at a pleasing $830,000.

Avondale Heights: 5 Chaumont Drive. This brand-new side-by-side four-bedroom home offered a stylish way to enjoy low-maintenance living. A competitive online auction produced a very satisfying sale at $1.04 million.

Avondale Heights: 13 Capri Crescent. The opportunity to secure an imposing double-storey home in this highly regarded neighbourhood near St Bernard’s College proved a popular one, with this week’s early sale reaching $1.13 million.

Keilor East: 2 Carey Court. Potential was the key word on everyone’s lips when inspecting this near original three-bedroom home on around 574sqm. A spirited digital bidding duel resulted in an outstanding sale at $840,000.

Maribyrnong: 14/52-56 Middle Road. This near original two-bedroom villa near the riverside parks achieved an excellent mid-week sale when the keys changed hands at $605,000.

Niddrie: 49 Jackson Street. This potential-packed three-bedroom home sold reaped the benefits of a quiet off-market campaign, selling within 10 days for $1.355 million.

Make no mistake, the uncertainty produced by the latest lockdown has not impacted on the confidence of homebuyers in any way.
