‘Foot in the door’ is still a big influence

One of the interesting trends in the Moonee Valley property market that we’ve noticed in the past month or two, and particularly in the past few weeks, is the particularly strong demand from younger couples looking to get their foot in the door despite the current challenges of the lock down.

It seems that strong enquiry levels from this market segment, along with solid numbers of more mature buyers keen to invest for the long term, is providing a boost for anyone selling a two bedroom property in the high $500,000’s through to the $700,000’s in particular.

Mind you, buyers are still active in all price ranges, as some of our most recent results confirm:

Aberfeldie: 77 Fawkner Street

With a position that offered easy access to the riverside trails and cafes, this potential-filled four-bedroom home (pictured) was always going to be a popular choice. So popular, in fact, that it was sold several weeks before this weekend’s scheduled auction for a very satisfying $1.255 million.

Airport West: 35 York Street

Not one, but two, brand new townhouses in this boutique development within walking distance of Essendon Fields found new owners during the week, confirming the demand for two-bedroom properties that we mentioned earlier.

Avondale Heights: 9B Templewood Crescent

This eye-catching front townhouse was another example of the recent activity on two-bedroom homes. With all the important family amenities within close proximity, this light-filled home found immediate interest and sold for a pleasing $655,000.

Avondale Heights: 11 Annette Court

Meticulously maintained by the original owners, this four-bedroom two-storey home was another one to sell early, having originally been marketed using our unique Sale by Set Date® method. A strong mid-week sale was completed well before the deadline.

Sales results like these are further confirmation that the current market is moving forward despite the challenges that many people are experiencing due to the restrictions imposed by Covid-19.
