Frantic end to financial year brings big results
As you may have read, the final Saturday of the financial year was a popular day for many Melbourne buyers, with many trying to secure their next home while stamp duty discounts were still in place.
As a result, it proved to be a popular day for many of our vendors, with some spectacular sales results being achieved at auction and through competitive negotiations during the week.
Among our most recent results were:
Airport West: 185A Parer Road. This brand-new side-by-side four-bedroom home near Etzel Street Reserve drew an immediate response the moment it hit the market, and was sold well before this week’s scheduled auction at $986,000.
Ascot Vale: 25 Middle Street. Strategically positioned in central Ascot Vale, this neat three-bedroom home on a corner block had several buyers excited about the future possibilities. Competitive interest saw the final price settle at a very pleasing $1.3 million.
Essendon North: 22A Ronald Street. Strong demand in the off-the-plan market saw this four-bedroom bedroom home sold for $1,257, 700 prior to construction.
Greenvale: 14 Colton Close. This well presented three-bedroom home was marketed in synergy with our team at Barry Plant Greenvale. As you can see from the photo, the sale at $800,000 brought a smile to the faces of every member of the family!
Keilor East: 37A Dinah Parade. Set behind a pretty picket fence on a corner allotment just down the street from the local shops, this neat three-bedroom home drew solid early interest, resulting in an early sale at $685,000.
Keilor East: 63 Quinn Grove. Three bidders fought it out for the keys to this well maintained three-bedroom home. The winning buyer won the day with an online bid of $784,000, more than 10 percent above our happy vendor’s reserve.
Moonee Ponds: 320/40 Hall Street. This airy two-bedroom apartment in the popular Mason Gardens building attracted plenty of interest before the SOLD sign went up at $532,500.
Niddrie: 89 Hotham Road. The combination of immediate charm and future possibilities proved a popular offer in this three-bedroom timber home. It was another one to soar past its reserve, achieving $1.096 million.
Strathmore: 74A Lloyd Street. Showcasing contemporary architecture and quality finishes, this brand new four-bedroom home in the Strathmore College zone sold prior to auction for an impressive $1.645 million.
There is no doubt at all that this year’s Winter market is unlike any we’ve seen before. So if you are considering making a move in 2021, and you’d like to discuss whether seizing the opportunities offered by the current market would work in your favour, why not give us a call this week at Barry Plant Moonee Valley on 9373 0000.
