Getting all your P's sorted in Moonee Valley

There’s an old saying that ‘the more things change, the more they stay the same’, and it’s fair to say that the current property market in the City of Moonee Valley is providing a timely reminder of this. In the past, most property sellers came to realise that you need to get several key factors sorted on your property if you wanted to get the best possible result...

Several ‘reality TV’ programs emphasised the importance of getting your Presentation right, and once you had a couple of other P’s sorted, like Pricing and Promotion, you usually found that the market responded positively.

However, we’ve noticed that some vendors, in the face of a market that has got a little tougher on prices in the past year or so, have responded by cutting their budgets on some things like presentation and promotion. Unfortunately, this has resulted in

  1. their advertising reaching less buyers, and
  2. making a less favourable impression on those buyers that do respond.

The difference between those vendors who do everything possible to get a great result, and those who take the approach above, is quite clear.

We saw it again this week, when the majority of our auctions which were scheduled for this weekend generated such a strong response that they were successfully sold before auction day. These included:

  • A 3-bedroom home in Avondale Heights (pictured) with town planning approval for the construction of three double-storey townhouses sold for $850,000;
  • A 4-bedroom home in Keilor East with a relaxing outlook over the Maribyrnong River valley sold for $780,000;
  • A neat 2-bedroom villa unit set securely at the rear of a group of six in Airport West sold for $540,000; and
  • A 2-bedroom apartment with picturesque views in Maidstone also found new owners before the auctioneer’s gavel was required.
