Home buyers active with Spring in sight

If you’re a regular reader of our Updates, you’ll know that we have noticed signs of increased activity among the home buyers in the City of Moonee Valley recently.

This week’s results provided further confirmation of this trend, with several excellent sales results being achieved through a variety of methods, from one-on-one negotiations to public auctions and our own special methodology, the Sale by Set Date®.

As you can see from the results below, there are a lot of different ways to achieve and excellent sale:

Airport West: 80 Halsey Road. Combining a quality finish with minimal upkeep, this brand new two-bedroom town residence achieved a pleasing conclusion to a productive auction campaign this week.

Airport West: 144 Victory Road. As we mentioned a few weeks ago, it was the future possibilities that really struck a chord with buyers when inspecting this three-bedroom home, with the SOLD sign going up well before this week’s scheduled auction.

Airport West: 191 Parer Road. Nestled on a generous allotment of around 659sqm around the corner from Etzell Street Reserve, this three-bedroom home achieved a satisfying mid-week sale at $980,000.

Essendon: 403/40 Collins Street. Set on the northern side of the building, this one-bedroom apartment combined a flood of natural light with treetop views. The contracts were inked at $335,000.

Essendon: 107/1050 Mt Alexander Road. Situated on the first floor of the Clarke Hopkins designed Alexa Park building, this single-bedroom apartment achieved a quick result in selling for $340,000.

Essendon: 3/239 Pascoe Vale Road. This week’s auction of this light-filled three-bedroom townhouse produced a strong response to a popular location near Windy Hill. The keys changed hands at $867,000.

Maribyrnong: 2/40 Middle Road. Part of a quiet group of townhouses in between Highpoint and the river, this two-bedroom gem utilised our unique Sale by Set Date® strategy, selling well before offers were due to close for $587,000 (pictured).

Moonee Ponds: 501/19 Moore Street. This vibrant two-bedroom apartment on the fifth floor attracted good interest from market entrants and downsizers, particularly due to its central position. This was another recent result using the Sale by Set Date® method, selling for $455,000.

One of the keys to achieving an excellent sale in 2022 is careful planning and getting your timing right, so with the official start of the Spring selling season now just a matter of weeks away, the smart sellers will be starting to get the wheels in motion right now.
