Hot start to Autumn continues

The run of strong sales results that we’ve been reporting recently continued this week, both at auction and through private negotiations.

Indeed, with one of this weekend’s auction taking close to an hour to reach its conclusion after more than 35 bids were placed, it’s clear that the Autumn market for 2023 is well and truly hitting its straps.

Here’s a cross-section of what’s been happening:

Airport West: 8 Kendale Street. This stylish two-bedroom townhouse with its own street frontage enjoyed a pleasing mid-week sale at $645,000.

Airport West: 78 McNamara Avenue. The fact that a fierce bidding duel between four bidders took close to an hour to reach its conclusion tells you how much interest we had in this brand new four-bedroom home. The contracts were finally inked at $1.228 million.

Ascot Vale: 1/197-199 Maribyrnong Road. Situated on the ground floor in a block of just 11, this updated apartment with trams past the door sold for $390,000.

Ascot Vale: 147 St Leonards Road. A spirited bidding duel between onsite interest and an online bidder from Thailand entertained a good-sized crowd, with an over reserve sale achieving $1.123 million.

Keilor East: 17 The Crossway. A quiet off-market campaign saw the SOLD sign go up during the week on this three-bedroom home (pictured) for a very satisfying $950,000.

Keilor East: 34A Henry Street. This brand new single-level three-bedroom home showed the value of professional post-auction negotiations, with the SOLD sign going up shortly after the auction.

Keilor Park: 4 Market Street. Aspiring renovators, builders and investors all showed strong early interest in this three-bedroom home on 697sqm, with a strong early offer of $791,000 sealing the deal prior to this week’s scheduled auction.

Keilor Park: 28 Fosters Road. As we mentioned in an earlier post, this three-bedroom home with a separate studio sat on a sizeable corner block of just under 700sqm, selling well before auction for $850,000.

Moonee Ponds: 42 Feehan Avenue. A prime example of the exciting new opportunities within the redevelopment of the Moonee Valley Racecourse, this brand new four-bedroom multi-level town residence was sold during the week for $1.8 million.

Moonee Ponds: 68 Scott Street. The combination of period charm and a blue-chip location proved a popular one, with this elevated four-bedroom home selling at auction for a substantial seven-figure sum.
