Hot Winter results continue to impress
There’s no doubt that the results our team has been achieving in the City of Moonee Valley and surrounding suburbs so far this Winter have surprised quite a few market observers.
This short cross-section of our recent results explains why:
Airport West: 9 Thomas Street. A desirable corner block of around 580sqm had local builders and developers turning out to compete at this week’s auction of this tenanted three-bedroom home. Three bidders pushed the price above our vendor’s expectations.
Airport West: 45 Earl Street. As previously reported, a generous land holding of around 780sqm was the main attraction of this tightly held four-bedroom home, producing an early pre-auction sale at $1.02 million.
Airport West: 22A Walters Avenue. Offering a low maintenance appeal on its own title with no owner’s corporation, this single-level three-bedroom home sold just prior to this week’s scheduled auction, with the keys changing hands at $1.075 million.
Essendon West: 29 View Street. With direct access to parkland and the river, and potential city views from a second story, this sizeable allotment of around 604sqm saw competitive bidding which pushed the price to $1.81 million, well above our excited vendor’s reserve.
Essendon West: 17A Hampton Road. Designed for glamourous family living and entertaining, this cutting edge five-bedroom, three-bathroom home with a pool was successfully sold during the week after competitive post-auction negotiations took the price to $2.05 million.
Maribyrnong: 7/1 Grandview Avenue. With some of Maribyrnong’s finest parkland surrounding it, this two-bedroom townhouse attracted good early interest from the moment it hit the market. The contracts were inked at $525,000.
Maribyrnong: 15/52 Middle Road. Serenely positioned in the Maribyrnong River precinct, this single-level two-bedroom unit attracted interest from downsizers, first-timers and investors, with this week’s auction producing $572,500.
Moonee Ponds: 813/51 Homer Street.
The second sale in recent days in the lifestyle-oriented ‘Mason Square’ building, this two-bedroom, two-bathroom corner apartment utilised our Sale by Set Date® approach to achieve an excellent sale at $675,000.
Moonee Ponds: 74 Clarinda Road. Three bidders fought it out for ownership of this delightful four-bedroom Californian Bungalow (pictured) near Clarinda Park and quality schools.
