In-Room Auctions get people talking
For those who may have missed all the action at our In-Room Auction on Tuesday evening, the decision to conduct this event in the first week of Winter proved to be a highly productive one for a number of very happy vendors this week.
Not only was our team able to achieve an excellent result with six out of the eight properties proudly wearing SOLD signs by Tuesday evening, but the vent also generated additional interest from multiple buyers which can only be of benefit to more of our vendors over the coming weeks.
Among our most recent results were:
Airport West: 37 Laurence Avenue. Set in a quiet cul-de-sac a short walk from the shops on McNamara Avenue, this spacious four-bedroom, three-bathroom home generated good interest from growing families, resulting in a mid-week sale at $1.16 million.
Ascot Vale: 49 Kent Street. Thoughtful renovations and a complementary extension made this four-bedroom Victorian terrace a popular inspection among many local buyers. A well-structured auction campaign saw the keys change hands this week at $1.44 million (pictured).
Essendon: 3/446 Buckley Street. One of the many successful results to come out of Tuesday’s In-Room Auction event, this near new three-bedroom townhouse was sold on the evening producing smiles all round.
Essendon: 92A Hoffmans Road. This eye-catching custom-built four-bedroom home with a pool produced a very pleasing sale through competitive negotiations during the week.
Keilor East: 26 Wonganella Drive. This potential-filled three-bedroom home on around 596sqm of land was another of the success stories from Tuesday evening’s event, with the gavel falling at $951,000.
Keilor East: 10 Phillip Road. This three-bedroom home on a potential-filled corner block of 629sqm was going to be auctioned this week in our in-room event. However, early buyer interest saw the contracts inked early at $1.05 million.
Keilor East: 3/15 Nicholas Court. Nestled within an exclusive group abutting the Steele Creek Trail, this brand new three-bedroom townhouse enjoyed an impressive mid-week sale at $1.1 million.
Maribyrnong: 6 Cypress Way. Another of the properties originally scheduled to be part of our in-room auction on Tuesday, this four-bedroom home in the Riverbank Estate attracted productive early interest, with the SOLD sign going up early at $1.315 million.
Niddrie: 13A The Avenue. The bold design of this four-bedroom town residence near the Steele Creek parklands certainly caught the eye of multiple buyers, with a very satisfying sale being completed prior to its scheduled auction on Tuesday evening.
Results like these provide a timely reminder of the benefits property sellers can enjoy by selling in the Winter with the right marketing approach behind them So if you would like an obligation-free chat about the pros and cons of different timing strategies, don’t hesitate to give me of one of our team at Barry Plant Moonee Valley a call this week on 9373 0000.
