Increased supply brings more balance for buyers
Once again this week we have seen more signs that the increase in the number of new listings hitting the market in the City of Moonee Valley, and therefore the increase in choices available to many buyers, has given many buyers the confidence to press forward with their efforts to secure their next home before the year ends.
This trend has generated strong activity levels across all areas and price ranges in our part of Melbourne, as this cross-section of recent results demonstrates:
Airport West: 136 Halsey Drive. This updated four-bedroom timber home attracted strong early interest, with a bid-off via Zoom last weekend producing an excellent sale at $1.385 million.
Ascot Vale: 5/11 Walter Street. This neat two-bedroom apartment attracted interest from both investors and market entrants before selling for $485,000.
Avondale Heights: 1/83 North Road. Offering a low maintenance lifestyle with its own frontage and driveway, this single-level three-bedder achieved a satisfying mid-week sale at $740,000.
Essendon: G04/120 Buckley Street. Part of the highly regarded Buckley & Co complex, this near new two-bedroom apartment benefited from our unique Sale by Set Date® strategy, selling prior to the closing date for $735,000.
Niddrie: 16A Rosehill Road. Finished with quality appointments, this striking double-storey four-bedroom home saw a strong mid-week sale completed through competitive negotiations.
Niddrie: 26 Carrington Road. This potential-packed three-bedroom home on around 650sqm of land saw four bidders competing at this week’s auction, producing an excellent sale above our happy vendor’s reserve.
Strathmore: 37 Dublin Avenue. This beautifully detailed four-bedroom single-level home was one of two of this week’s scheduled auctions in Strathmore to sell between $2 and $3 million. The successful buyer was particularly pleased when the gavel fell at $2.02 million, as they had been the losing bidder at seven other auctions this year!
Strathmore: 18 Glenbervie Road. Brilliantly positioned opposite Napier Park and surrounded by professionally landscaped gardens, this elegant five-bedroom, four-bathroom home attracted such strong interest that the vendors (pictured) were happy to see the deal completed two weeks before the scheduled auction.
