Inspection rules no problem for buyers

As many would already be aware, the easing of lockdown restrictions this week has enabled thousands of anxious homebuyers to inspect the limited number of properties that are currently available for sale across Melbourne.

Whilst buyers are required to register with an agent prior to attending the property, and to abide by various limits of numbers visiting the property at any one time, this has clearly not been an issue in the current competitive market, as our team at Barry Plant Moonee Valley has been inundated with calls this week from people keen to get through the door of various properties as soon as possible.

This has produced a number of outstanding sales, both via auction and private negotiation, including:

Airport West: 3/23 Grange Road. Set at the rear of a group of three, and situated within minutes of several shopping centres, schools and parks, this modern three-bedroom unit attracted four bidders to the auction, selling for a highly competitive $715,000.

Airport West: 168 Parer Road. This neat four-bedroom home was set on a prime corner allotment of around 613sqm, so it attracted the attention of a number of keen builders and developers as well as renovators. Strong mid-lockdown negotiations saw the contracts inked at $1.1 million.

Greenvale: 15 Verona Street. This modern double-storey home was designed for the family that loves to entertain, with three distinct living zones on top of the four bedrooms. Strong negotiations during the lockdown saw the SOLD sign go up at a very satisfying $940,000.

Keilor East: 162 Rachelle Road. This well-maintained family home offered the unusual combination of four bedrooms and a studio/home office, serviced by 3 bathrooms, and captured a serene outlook of glorious sunrises over the treetops. Add in a great location within walking distance of PEGS, and it was no surprise to see a prompt sale achieved at a very pleasing $970,000.

Strathmore: 84 Carnarvon Road. The strong demand for brand new and yet-to-be-constructed homes that we reported on in A POST DURING THE WEEK continued, with a four-bedroom side-by-side home in this well regarded location near Strathmore Primary School finding new owners at $1.65 million.

If you are considering making a move while buyer demand is stacked so heavily in your favour, (and why wouldn’t you!), keep in mind that the traditional increase in numbers of properties hitting the market as Spring arrives is not far away, so the earlier you get you property on the market, the better off you’re likely to be.
