Late December sales set new records

Whilst quite a few Melbourne residents took the opportunity to relax in late December after an incredibly challenging year, that clearly wasn’t the case for a massive number of highly motivated homebuyers in and around the City of Moonee Valley!

In fact, our team was busy achieving terrific sales results for our vendors right up until the end of the year, with our last auction being conducted on the Tuesday evening before Christmas. Here’s an overview of some of the terrific results that we put together in the second half of December:

Airport West: 3/93 McNamara Avenue. The sold sign went up at $492,000.

Airport West: 2/74 Fraser Street. Competition produced a pleasing sale at $671,500.

Airport West: 48B Fraser Street. This pre-Christmas sale was wrapped up at $752,000.

Airport West: 3A Chancellor Road. Our final auction of 2020 sees the gavel fall at $807,500.

Airport West: 41 El Reno Crescent. Contemporary class shone through (pictured) at $830,000.

Airport West: 2/258 Parer Road. One of two sales here, this one at $830,000.

Airport West: 1/258 Parer Road. The second sale on the block was inked at $880,000.

Airport West: 50A Laurence Avenue. Sold via mid-week negotiations for $970,000.

Ascot Vale: 2/197 Maribyrnong Road. Strong interest from investors, sold for $390,000.

Essendon: 13/2A Cameron Road. Multiple buyers saw the deal completed at $590,000.

Essendon North: 1/92 Kerferd Street. Low maintenance living drew high interest here.

Keilor East: 16 Talus Court. Another strong sale of vacant land, this time for $775,000.

Moonee Ponds: 18 Orford Street. It was smiles all round with the deal completed at $760,000.

Niddrie: 91B Hotham Road. A very satisfying sale in the week prior to Christmas.

Niddrie: 51 Ida Street. The potential proved popular, selling for $1.2 million.

Niddrie: 5 Michael Court. A rare park-side lifestyle secured for $1.275 million.

Strathmore: 55 Lloyd Street. A pleasing December sale at $1.51 million.

Perhaps the most important statistic to emerge from this activity, particularly if you are considering making a move in 2021, is that there were disappointed buyers left unsatisfied after EVERY ONE of these sales…in many cases there were multiple buyers who missed out.

These will be the buyers who will be out there looking with renewed determination from this week onwards, so if you’d like to explore the possibilities of achieving a quick, strong sale in January, be sure to give our team at Barry Plant Moonee Valley a call this week on 9373 0000.
