Latest results confirm buyer motivation

There’s a growing perception among many of the people we’re talking to in the real estate world that quite a few buyers are viewing the increases to official interest rates by the Reserve Bank as a kind of “new norm”…sort of a short term blip that will soon become a memory rather than something we need to consider long term.

That attitude certainly seems to be evident among quite a few of the buyers we’ve been dealing with, as this cross-section of recent sales results shows:

Keilor Park: 2/18 Snow Street. This week’s auction of this attractive two-bedroom, two-bathroom townhouse (pictured) in a commuter-friendly location saw four bidders contesting before the gavel fell above our vendor’s reserve at $641,000.

Maribyrnong: 214/20 Pier Lane. Situated within the prestigious Edgewater Estate, this two-bedroom apartment in the Marina complex attracted interest from a variety of buyers from market entrants and downsizers to investors, before the SOLD sign went up during the week at $690,000.

Moonee Ponds: 120 Pascoe Vale Road. This rare opportunity to invest in a prominently positioned retail investment with a Commercial 1 zoning produced a satisfying mid-week sale at $740,000.

Pascoe Vale: 48 Northumberland Road. This three-bedroom home had one key facet that attracted more interest than any other, the fact that it backed directly onto parkland. Competitive mid-week negotiations produced a prompt result.

Strathmore: 201/82 Bulla Road. Part of a modern low-rise building close to DFO, this two-bedroom apartment was sold for $480,000.
