Local market attracting attention

It seems that the positive indications we’ve been reporting recently on the property market in the City of Moonee Valley and surrounding suburbs are being noticed by quite a few observers around Melbourne.

If you picked up this Saturday’s Realestate lift-out in the Herald-Sun, you’d have seen an article by Alesha Capone headed “Big sales nailed after the hammer falls” which featured a recent result that our team achieved in Aberfeldie last weekend.

What’s more, if you follow the Herald-Sun’s social media channels, you might have noticed that two of our auctions in Airport West this week were live streamed to thousands of Victorians via their feed, with both properties successfully selling under the hammer.

This level of interest in our local market is more good news for anyone considering selling in Moonee Valley in the next month or two, reinforcing the positivity generated by our recent sales results, which included:

Brunswick: 3/3 Donald Street. This result was another example of our unique Sale by Set Date® approach which we conducted in concert with our colleagues at Barry Plant Coburg. The eye-catching three-bedroom townhouse was successfully sold close to a week before offers were due to close, with the SOLD sign going up at $725,000. As you can see in the photo, the buyer looked pretty happy with the result too.

Airport West: 2/46 Bowes Avenue. This two-bedroom, two-bathroom unit was one of the auctions mentioned above that the Herald-Sun ran on their social media feeds. Four bidders fought it out on the day, producing a very pleasing sale at $639,000.

Airport West: 1/48 Bowes Avenue. Situated right next door to the property above, this modern three-bedroom, 2-bathroom townhouse featured its own street frontage and driveway. Three bidders competed for the keys, with the winner having to stretch to $761,000 to take the prize.

It’s worth noting that the current seasonal shortage of new listings is producing extra competition between buyers in some cases. That’s great news for anyone considering selling in the next month or two.
