March Auctions finish with a bang in Moonee Valley
Saturday’s weather may have felt more like the Winter to come than the Summer we have left behind, but our strong run of March auctions continued unabated with some terrific sales results to finish off the month.
From modern apartments and comfy villa units, to potential developments sites and commercial investments, we’ve had a bit of everything among our March auctions. Here’s some details on some of our most recent results:
Airport West – 1/50 McIntosh Street
Enjoying a prominent position at the front of a group of three units located within walking distance of Essendon Fields and Westfield, this attractive 3-bedroom villa drew the interest of several downsizers as well as young families. This strong interest converted into an impressive auction sale after three bidders took the price above our vendor’s reserve to sell at $650,000.
Airport West – 3/15-17 Watt Street
Investors and first home buyers found plenty to like in this updated 2-bedroom villa situated strolling distance from the shops on McNamara Avenue. This was one of several properties to benefit from competitive mid-week negotiations in the past week or so.
Ascot Vale – 15/1-7 Sandown Road
Taking pride of place in the highly regarded ‘Kingston’ complex, this tastefully renovated 2-bedroom apartment provided easy access to trams, trains, cafes and shops, not to mention Flemington Racecourse. A mix of owner-occupiers and investors showed interest, with the sale being completed at $517,500.
Ascot Vale – 16 Filson Street
‘Potential’ was the word on everyone’s lips as they inspected this 3-bedroom brick home boasting a prime city-fringe address. Set on around 470sqm of land with a north-facing rear yard, Saturday’s auction soon produced a very happy result for our vendors.
Essendon – 406/55 Collins Street
Set on the top floor of the boutique ‘Horizon’ building with the vibrant North Essendon Village shops and cafes on the doorstep, this well-appointed 2-bedroom apartment was another pleasing mid-week result, selling for $408,000.
Maribyrnong – 17 Duffy Street
A prime riverside location just half a dozen doors from the Maribyrnong parklands was just one of the attractions of this 3-bedroom solid brick home on a prime corner allotment of around 697sqm (pictured). Whilst offered in very livable condition as is, many buyers were talking about the possibility of future enhancements as well as the scope to rebuild. As a result, the auction produced a very satisfying result with the SOLD sticker going up at $1.2 million.
Maribyrnong – 3/5 Bloomfield Avenue
Being positioned within moments of Highpoint Shopping Centre, the Maribyrnong River trails and public transport, convenience was clearly high on the list of buyers inspecting this generously proportioned 3-bedroom townhouse. Productive post-auction negotiations saw this one sold for $822,500.
Strathmore – 148A&B Mascoma Street
Our recent run of strong results on Commercial and Industrial properties continued this week, with mid-week negotiations seeing contracts being inked on two shops in this popular retail strip.
We also saw another reminder of the benefits of our unique networking structure within the Barry Plant group, as our team was also involved in three successful auctions outside out area, in Brunswick West, Gladstone Park and Pascoe Vale.
