March proving positive for Moonee Valley vendors
The recent run of competitive bidding at well attended auctions continued this week, with some auction results achieving close to 20% above our happy vendors’ expectations.
Among numerous outstanding sales in the run-up to Easter we saw:
Aberfeldie: 24A Brunel Street. Combining city skyline views with resort-style entertaining, this modern four-bedroom, three-bathroom tri-level home near the river achieved a pleasing mid-week sale.
Airport West: 6/4 Kitson Crescent. Making an immediate impression with its freestanding privacy and positive presentation, this three-bedroom townhouse sold prior to auction for $797,500.
Airport West: 7A Cameron Street. One of only two on the block, this freestanding three-bedroom unit achieved a very satisfying $885,000 at this week’s auction.
Avondale Heights: 4 Glencara Street. Having been owned by the one family for over half a century, there was a fair degree of emotion when this four-bedroom home sold at auction for $1.036 million after three bidders pushed the price almost 20 per cent above the reserve.
Avondale Heights: 31 Herbert Street. An appealing mix of modern features and timeless comforts, this three-bedroom home a short walk from Avondale Primary School sold for $1.1 million at auction (pictured).
Essendon: 52 Hoffmans Road. Innovative architecture enhanced the appeal of this brand new four-bedroom home near Buckley Park, resulting in competitive and productive mid-week negotiations.
Essendon North: 3/27 Dudley Street. This intriguing tri-level townhouse attracted interest from market entrants and investors before mid-week negotiations produced just under $600,000.
Keilor East: 35 Milleara Street. Thoughtfully renovated to maximise its appeal, this three-bedroom timber home sold under the hammer for $965,000.
Keilor East: 21 Nyah Street. Nestled in a lush garden setting a short walk from PEGS, this tranquil four-bedroom family haven reached $1.09 million after competition from three bidders at this week’s auction.
Keilor East: 37 Surrey Drive. An enormous allotment of 1275sqm adjoining parkland in the St Bernard’s Estate proved a popular setting for this four-bedroom home which sold successfully on auction day.
Niddrie: 9 Florence Street. Occupying a prime corner block overlooking Valley Lake, this three-bedroom home had investors and builders focused on future potential, with the SOLD sign going up during the week.
Strathmore Heights: 32 Collier Place. Capitalising on a well-structured Sale by Set Date® campaign, this two bedroom townhouse sold prior to the scheduled date, achieving $600,000.
