Mid-Autumn results confirm positive outlook

Once again this week we have seen further signs of growing confidence among the home buyers of the City of Moonee Valley and surrounding suburbs.

At what is effectively the mid-point of the Autumn market this year, we saw further signs of this trend in that both of this week’s auction sales not only attracted a minimum of three bidders wanting to buy, but they both achieved sale prices in excess of their vendor’s reserve prices.

Here’s a summary of some of our team’s recent results:

Ascot Vale: 104/246 Union Road. Utilizing a carefully targeted off-market approach to minimise disruption to the commercial premises downstairs, this centrally located two-bedroom apartment enjoyed a pleasing mid-week sale at $600,000.

Ascot Vale: 62 Kent Street. A competitive auction between three determined bidders saw this character-filled Edwardian with obvious potential for future renovations sell under the hammer for $1.5 million, around $100,000 above our happy vendor’s reserve (pictured).

Essendon North: 5/4 Prince Street. A mix of investors and market entrants showed the most interest in this ground floor single-bedroom flat with the Keilor Road trams at the end of the street. Competitive negotiations saw the keys change hands during the week at $300,000.

Kingsville: 10 Chatfield Street. Good access to the trendy cafés and restaurants of Footscray, Yarraville and Seddon added to the appeal of this potential-filled three-bedroom home. Three main bidders fought it out at the auction, taking the price well above the reserve before the gavel fell at $1.162 million.

Niddrie: 28A Vaynor Street. Our unique Sale by Set Date® approach saw the contracts for this contemporary four-bedroom home near Buckley Park inked more than a week before offers were due to close, achieving $1.265 million.

Results like this are just one more reason that anyone in the City of Moonee Valley who has been thinking of making a move in 2024 would be well advised to think about taking advantage of the current favourable Autumn selling conditions.
