Outlook looking brighter as each week passes

The outlook for the property market in the City of Moonee Valley and surrounding suburbs has been steadily lifting throughout the year, and this week has been no exception.

Not only did we get the second cut to official interest rates that we were forecasting IN THESE REPORTS BACK IN APRIL, but APRA also announced this week that the easing of lending restrictions for home loan applicants that they first hinted at back in June were confirmed. Both these decisions are sure to have a positive impact on the outlook for the market.

Among our most recent sales results were:

Airport West: 258 Parer Road

An opportunity for builders, developers and astute investors, this huge allotment of around 1030sqm came complete with approvals already granted for the future construction of four townhouses with four bedrooms each! Competitive negotiations produced an outstanding sale at $1.027 million.

Essendon: 69 Price Street

Positively positioned with strolling distance of Buckley Park and the College of the same name, this spacious three-bedroom, two-bathroom town residence attracted the attention of lifestyle conscious families, professional couples, ambitious starters and investors. The Sold sign went up at a very pleasing $800,000.

Strathmore: 23 Loeman Street

Protected by a single dwelling covenant, this highly regarded pocket made a family-friendly setting for this potential-packed three-bedroom home. Interest seemed evenly divided between those who were keen to renovate and extend, and those with more interest in building a new home. Our unique Sale by Set Date® method did its job, with a very pleasing mid-week sale being completed by the team.

Strathmore Heights: 361 Mascoma Street

This elevated three-bedroom home in the Strathmore Secondary College Zone made a real impact from the moment it hit the market, with buyers commenting on its quality construction, panoramic views, generous living and entertaining spaces inside and out (pictured). Our campaign generated such strong interest that our vendors decided to accept a convincing early offer rather than waiting for this week’s scheduled auction.

Keep in mind, with the market outlook looking so positive, this is a great time to be launching a property marketing campaign, so feel free to contact our team at Barry Plant Moonee Valley on 03 9373 0000 if you have any questions or need some assistance.
