Over 300 reasons for optimism

It may seem surprising given that our City is experiencing a tight lockdown, particularly when physically inspecting a property for sale or lease is outlawed in most cases, but we are continuing to see signs in the property market that whilst activity has obviously slowed, it has not come to a complete halt.

What’s more, the signs that the market is primed for a flying start as soon as the restrictions are eased are becoming clearer by the day.

Firstly, as you may have seen mentioned in a few social media channels in recent days, people are still able to move house despite the restrictions on movement. The Barry Plant group was able to assist over 300 families to do just that last week (2nd – 9th August), with 160 vendors moving out after a successful sale, and 160 buyers moving into their new homes. We wish every single one of them all the best as they enjoy the next step in their property journey.

Secondly, property sales are still being negotiated despite the inability to physically inspect properties. For example, here’s a cross-section of some recent sales completed by our team at Barry Plant Moonee Valley:

Airport West: Marshall Road A freshly renovated two-bedroom home on a low maintenance subdivided block just a stone’s throw from Westfield enjoyed a strong mid-week sale at $680,000.

Essendon North: Service Street This light-filled three-bedroom rear villa utilised our unique Sale by Set Date® method, with an early offer seeing the SOLD sign put up by our happy vendors (pictured) during the week.

Keilor East: Noga Avenue A brand new townhouse made the most of a quiet ‘off-market’ campaign, with the contracts being inked during the week.

Keilor East: Cohen Street An eye-catching front townhouse with three bedrooms and two bathrooms attracted strong interest due to its close proximity to Milleara Shopping Centre, with a satisfying sale being completed this week at $810,000.

As we mentioned in last week’s Update, the key to making the most of the early Spring market will be preparing your property for the market now, and pre-booking many of the suppliers you will need such as photographers, videographers and the like. Of course, our team are still available to assist you with advice and planning, so don’t hesitate to give us a call on 9373 0000 or you can contact your favourite Moonee Valley expert on their mobile.

Best wishes,
