Positive activity continues in Moonee Valley

With several commentators making a few widely publicised forecasts on the property market in the past week that proved the old saying that “you don’t need knowledge to have an opinion”, it was pleasing to see the property market in Moonee Valley and surrounding areas continuing to perform in the positive manner we have been reporting in recent weeks.

Indeed, if you caught the back page of the Herald-Sun’s Realestate lift-out this week, you’ll already know that the Barry Plant group was able to assist over 800 Victorian families to achieve their property goals in April alone!

Among the more recent examples of that is really happening in the market, we turned our eye to:

Airport West: A prime example of the pent-up demand from buyers with so little stock on the market involved a three-bedroom single-level villa in Marshall Road, walking distance from Westfield. This property was only posted to the internet on Friday, yet it was inspected by around 30 different groups of buyers within 24 hours of hitting the market. Over 20 groups attended the Open House, (with all the social distancing requirements generating some serious queues outside the home), whilst a further 8 private inspections were conducted on the same day!

Essendon: One recent sale involved an exquisite three-bedroom Edwardian in Flower Street, one of Essendon’s most coveted streets offering close proximity to the popular Rose Street cafes, public transport and quality schools. This was another example of the effectiveness of a targeted off-market campaign, with the young family pictured pleased to be joining the neighbourhood this month.

Essendon: Meanwhile over in Market Street, a brand-new contemporary residence combined all the low maintenance benefits of a townhouse with the added cache of its own street frontage and driveway. Positioned within a short stroll of Buckley Park and the cafes on Keilor Road, this eye-catching home achieved a pleasing mid-week sale as a result of competitive buyer interest.

Keilor East: Set high on an elevated corner block on Brees Road where it made the most of a serene outlook, a beautifully renovated home offered easy access to St Bernard’s College and the scenic trails along Steeles Creek and the Maribyrnong River. Offering three-to-four bedrooms and three bathrooms, this home had plenty of appeal for a growing family and sold well before this weekend’s scheduled auction.

In further conformation of the strong buyer demand in our area, our Open Houses this week have been particularly well attended, despite the less than favourable weather on Saturday.
