Pre-Easter real estate market produces strong Auction results
Perhaps it was the thought that next week’s Easter break would restrict opportunities for buyers to purchase, but this week’s pre-Easter auction results proved to be positive for home owners in our area.
Among this week’s stand-out results were:
Airport West
One of just three on the block, a stylish 3-bedroom townhouse in McNamara Avenue found new owners after a pleasing mid-week sale was negotiated at $595,000.
Ascot Vale
An Art-Deco style 3-bedroom home on a prominent corner site on Maribyrnong Road attracted the interest of several developers and investors, not least because of the proximity of the Maribyrnong River and parkland across the road. A sale at $1.11 million was the result.
Essendon
Modern styling and generous accommodation proved a popular combination in Spencer Street, where a striking single-level family home (pictured) with a pool got everyone talking when it sold for an impressive $1.83 million through post-auction negotiations.
Flemington
An interesting mix of old and new attracted strong interest to an unusual 3-bedroom townhouse in Chatham Street. This one offered a modern approach to low-maintenance living, which belied the first impression generated by a historic façade and the tree-lined streetscape. The interest here was so strong that the vendors decided to accept a convincing early offer rather than waiting for this week’s scheduled auction.
Maribyrnong
The tranquility of the popular Melaleuca Close Estate added to the appeal of a freshly renovated 2-bedroom townhouse in Fabian Court. Three bidders pushed the price to $522,000, which was above expectations.
Moonee Ponds
Last, but certainly not least, a rare double block within the Moonee Ponds Activity Centre had several well-known local developers positioned prominently in Walker Street. Totalling 1193sqm of land with a Town Planning Permit for 12 townhouses, this site offered an exceptional location within walking distance of everything in Moonee Ponds, from Moonee Valley Racecourse to Queens Park and the Clocktower. The end result was a very strong sale at $3.56 million!
Obviously, the number of auctions across Melbourne will drop substantially over the Easter weekend, but there will still be plenty of Open Houses to give buyers the opportunity to find their dream home. So if you are considering making a move in 2018, don’t hesitate to give us a call.
