Real estate market still delivering in December!

The good news for those buyers and sellers who are still keen to achieve their desired result in the local property market before the end of December is that this is exactly what has been happening this week. Indeed, the number of sales that the December market has produced so far in 2018 might surprise a few people.

Whilst none of this week’s auctions produced the extended competition that we saw last week, we did see several more example of why so many local homeowners have approached the idea of selling in December with confidence.

These included:

Airport West – 1/13 North Street

This one owner two-storey townhouse in a group of three not far from Westfield saw a contract inked at $635,000.

Avondale Heights – 28 Rhonda Street

Surrounded by parkland in one of Avondale heights premier locations, this well-established 3-bedroom home attracted several local families as well as a few builders who saw the potential of the 540sqm allotment. A strong sale was completed just after the auction.

Essendon – 3/149 Roberts Street

Set securely at the rear of a boutique group of three, this modern 2-bedroom villa unit found new owners after a pleasing mid-week sale at $650,000.

Essendon – 133A Cooper Street

The benefit of patient post-auction negotiation was demonstrated once again this week with this striking contemporary home (pictured). Offering four bedrooms plus a home office and three bathrooms, excellent outdoor entertaining around a sparkling swimming pool, and a great location just a stone’s throw from Buckley Park, the sale was completed a few days after the auction at $1.537 million.

Moonee Ponds – 2/243 Union Road

Striking contemporary architecture and a great location within steps from Ascot Vale’s vibrant shopping village set this intriguing 3-bedroom warehouse conversion apart. The sold sticker went up at a very satisfying $870,000.

Niddrie – 10 Cuthbert Street

Offering a modern low maintenance lifestyle with plenty of family-friendly accommodation compliments of three bedrooms and a study, this conveniently positioned home attracted such strong interest that the vendors decided to accept a convincing early offer of $950,000 during the week rather than waiting for this weekend’s scheduled auction.

With negotiations continuing on several other properties as I write this report, it seems that quite a few buyers and sellers will be sitting down to Christmas dinner with big smiles on their faces.
