Real results in a ‘virtual’ world

If you’re a regular reader of these weekly posts, you’ll know that we have been consistently reporting throughout the past few months that whilst the lockdown restrictions have certainly added a few challenges to task of achieving strong sales results for our valued vendors, they haven’t made it impossible.

As you might have guessed, this has attracted quite a few calls from property owners in the Moonee Valley area wanting to know how we’ve been able to get great results for our clients when buyers haven’t been allowed to visit the properties they are interested in.

With this in mind, I thought I’d share a bit of the back story on a recent property sale to give you a better understanding of what is possible.

The property in question was a five-bedroom home in Brian Court, Niddrie which was marketed throughout the lockdown. Whilst a few buyers had the opportunity to physically inspect the home before the restrictions came into effect, (and enjoy the serene treetop views over the Steele Creek parkland), many others had to rely on what they could see in the photos displayed on our website…and yet, the enquiry levels remained strong throughout the campaign.

The keen buyer interest came to a head this week when we kicked off an online auction (pictured) at 2pm on Saturday, August 28th.

Confirmation of what is possible in this ‘virtual world’ of real estate marketing became clear when ten registered bidders fought it out in an auction that took over 50 minutes (and 79 bids) before the property was sold for more than $1.7 million. This was more than $300,000 (or more than 21 per cent) above our ecstatic vendor’s reserve!

While results like these are keeping our team busy during the week, they’ve also been active conducting one-on-one virtual meetings with lots of frustrated buyers, organising virtual inspections on our current listings, and conducting virtual appraisals for those numerous prospective sellers who are keen to launch as soon as the lockdown ends.
