Record-breaking activity as October dawns

The news that sales activity in the Victorian property market was up by more than 30 percent during the past year, despite the challenges of lockdowns and social distancing rules, would have come as no surprise to many of the buyers in the City of Moonee Valley and surrounding suburbs.

Since the brakes on private inspections came off our team has been overseeing vast numbers of buyer appointments, and incredibly competitive negotiations both on private sales and online auctions.

Some of this week’s sales results included:

Airport West: 2/35 Earl Street. Continuing our recent run of strong off-the-plan sales, this yet-to-be-built two-bedroom townhouse with trams at the end of the street achieved a pleasing mid-week sale at $500,000.

Avondale Heights: 19 Windsor Drive. Our mid-week online auction of this four-bedroom park-side home saw competitive bidding push the price above the reserve before settling at $1.296 million.

Essendon: 3/134 Ogilvie Street. This three-bedroom villa home gained extra interest due to its separate home office, and weas sold well before this week’s scheduled auction at $891,000.

Essendon West: 2/21 Hampton Road. The easy-maintenance appeal of this three-bedroom townhouse (pictured) found strong buyer interest, with the keys changing hands at $890,500.

Keilor Park: 42 Randwick Drive. The opening bid for this family-friendly three-bedroom home was 10% over our delighted vendor’s reserve, and the bidding continued all the way to $940,000…well in excess of expectations.

Maribyrnong: 3/97-99 Raleigh Road. A stunning renovation had transformed this two-bedroom apartment near Highpoint, with the SOLD sign going up a good week before offers were due to close.

Moonee Ponds: 162 Maribyrnong Road. Combining classic Edwardian charm with 21st century comforts, this delightful three-bedroom home attracted six bidders who fought it out all the way to $1.42 million, close to 20% above our ecstatic vendor’s reserve.

Niddrie: 66 Muriel Street. The online auction of this 648sqm site with permits for two side-by-side townhouses was another to attract six bidders. The sale at $1.515 million was more than $100,000 above the reserve.
