This time pressure is making itself felt both in the number of buyers keen to make offers prior to auction, and those who are prepared to keep bidding on auction day rather than missing out yet again.

The result of this demand has been some exceptional auction results again this week, including:

• A striking contemporary 4 bedroom home (pictured) at 44 Highridge Crescent in Airport West which smashed the previous price record for this area, reaching $1.11 million in the face of some spirited bidding. This was an astonishing $170,000 (or more than 18%) above a very happy vendor’s reserve price!
• In further evidence of the strength of the upper end of the market, a similarly striking 4 bedroom home at 12 Holyrood Avenue, Strathmore was also sold for $1.102 million today.
• A conveniently positioned 3 bedroom home at 3 Elstone Court in Niddrie rocketed past its reserve price of $630,000, with 4 bidders taking the eventual sale price to $718,000.
• A potential-filled 3 bedroom home at 22 Henry Street, Keilor East sold for $615,000 after 4 bidders pushed the price $35,000 above the reserve.
• An elevated 4 bedroom home at 5 Kingsley Road in Airport West achieved $770,000, another result that exceeded the reserve price.
• A 3 bedroom townhouse in Clarks Road Keilor East also sold well, achieving $592,500.

With negotiations till continuing on several other properties this evening, it’s fair to say that it’s been a very productive week for a number of very happy clients.
