Sales continue as market adjusts

The media is clogged with stories about the pandemic…the roads around Melbourne are quieter than we’ve seen then for a very long time…the schools are empty…yet despite all the distractions there’s still life in the real estate market in the City of Moonee Valley and surrounding areas!

If you were to take the reports in the media at face value, you might have assumed that the property market in Melbourne had ground to a complete halt as a result of the Covid-19 restrictions. But as we pointed out in LAST WEEK'S UPDATE, people still want to buy property, they still want to sell property, and they still want to lease it!

Sure, many of these dealings may be taking place with the assistance of the internet, from video property inspections to online auctions, but the desire to move on to the next phase of people’s property life is still there.

A couple of our most recent results provide a telling example of this market resilience.

On one end of the scale, we saw a classic potential-filled period home on a compact allotment of under 300sqm in Essendon attract strong buyer interest for its future potential. Being located within a few hundred metres of the Rose Street and Essendon Station precinct, as well as being walking distance from popular primary and secondary schools, the two-bedroom home (pictured) in Daisy Street, Essendon had buyers contemplating whether to renovate, expand or rebuild. The contract was inked at a very satisfying $800,000.

For those more focused on immediate enjoyment rather than future improvement, an immaculate single-level villa in the popular river precinct also attracted plenty of buyer attention. Located moments from the Maribyrnong River trails, the three-bedroom home in Orford Street, Moonee Ponds was another property that found new owners with a minimum of fuss.

The message here is clear.
