Sold signs going up in the summer sun

Wasn’t it lovely to be able to enjoy some summer sunshine this weekend. It seemed to give everyone an additional reason to smile as they focused on bringing their property dreams to reality before the Christmas break, whether buying, selling or both.

As a result, our team was able to achieve several outstanding sales results for our vendors in recent days, including:

Aberfeldie: 335 Buckley Street. Renovated to an impressive standard, this three-bedroom period classic (pictured) utilised an innovative Sale by Set Date® campaign and sold almost two weeks before the official closing date for offers.

Airport West: 2/121 McNamara Avenue. We saw retirees, investors and market entrants all enquiring on this two-bedroom villa unit just down the street from the shopping centre, with six bidders pushing the price all the way to $599,000!

Airport West: 2/37 Walters Avenue. This two-bedroom villa unit made a strong impression with its abundant natural light and pretty courtyard garden. The auctioneer’s gavel fell at $630,000.

Airport West: 2/46 Elstone Avenue. Modern, low maintenance living was a clear attraction in this three-bedroom townhouse, with the SOLD sign going up at $785,000.

Essendon: 8/56 Nicholson Street. A thoughtful update made this single bedroom flat a popular topic among first home buyers and investors alike, with the keys changing hands more than two weeks before offers were due to close.

Keilor East: 33 Valley Lake Boulevard. Positioned to enable easy access to all that the Valley Lake Estate has become renowned for, this delightful homesite of around 492sqm was sold through competitive negotiations for $880,000.

Keilor East: 27 Stroner Avenue. Just a stone’s throw from Rosehill Park and handy to several quality schools, this four-bedroom double-storey home drew interest from several upgrading families. The auction produced a very pleasing sale at $1.53 million.

One of the main reasons that sellers in Moonee Valley have been achieving such good results lately is the ongoing shortage of available properties for sale.
