Sold signs keep going up despite negativity
The media were doing their best to put homebuyers off their quest this week, but it seems to have had next to no impact on the strong demand we have been reporting throughout 2020.
In fact, as I sit down to write this report, 8 of the 9 auctions we had scheduled this week are already wearing a SOLD sticker out the front, with negotiations continuing on the 9th! When you add in several property sales that were negotiated privately during the week, there are plenty of good reasons to view the current local market with confidence.
Among this week’s results were:
Aberfeldie: 37 Vida Street
Enjoying easy access to the Maribyrnong River trails, riverside cafes and Aberfeldie Park, this beautifully updated three-bedroom home (pictured) found immediate interest, selling before this week’s scheduled auction at $1.35 million.
Airport West: 25A McNamara Avenue
Being within a short stroll of local shops and cafes enhanced the appeal of this contemporary three-bedroom home. A total of five bidders tried to secure this one before selling at an impressive $735,000, well above expectations.
Airport West: 67 Kingsley Road
Comprehensive renovations had totally transformed this eye-catching single-level family home located just around the corner from Etzel Street Reserve. A competitive auction saw the gavel fall at $1.21 million.
Avondale Heights: 53 Ridge Drive
A popular family-friendly neighbourhood and the added benefits of a three-car garage and workshop helped see a pleasing mid-week sale concluded here at $780,000.
Keilor East: 25 Borva Drive
Situated in the tightly held Milleara Estate, this extended four-bedroom home sold above reserve at $755,000.
Keilor East: 102 Milleara Road
Potential was the word on everyone’s lips when inspecting this four-bedroom timber home with a current town planning permit to build two new townhouses. The sale at $720,000 was concluded just prior to this week’s auction.
Maribyrnong: 13 The Esplanade
Overlooking picturesque Coulson Gardens across the street, this elevated three-bedroom home was sold prior to this week’s scheduled auction at a very satisfying $1.21 million.
Moonee Ponds: 11/18 Taylor Street
This two-bedroom flat proved so popular among our existing database of buyers that is was sold before the photos could even reach the internet! The sale price of $525,000 was an excellent result.
Niddrie: 41 Grandview Road
The combination of a generous double-storey floorplan and a low maintenance setting proved popular in this three-bedroom home, with four bidders pushing the price more than $100,000 above our ecstatic vendor’s reserve before selling for $1.21 million.
