Sold signs tell the story

Once again this week we’ve see a string of very positive sales results confirming the underlying levels of buyer confidence within the City of Moonee Valley and surrounding suburbs.

As I mentioned in LAST WEEK'S UPDATE, one of the pleasing signs that we’re seeing at the moment is the depth of buyer activity, from the first home bracket to the $2 million-plus market and everywhere in between. This week’s results provide an insight to this:

Airport West: 50 Etzel Street. This brand new single-level three-bedroom, two-bathroom home made a strong impact with its contemporary styling and convenient location. The contracts were inked during the week.

Ascot Vale: 6 Myrnong Crescent. Situated in a highly regarded pocket on the edge of Travancore, this brand new multi-level four-bedroom home with city views from the rooftop deck achieved an excellent auction day sale at over $2.1 million.

Keilor: 5 Maple Court. Making a statement from the moment you pulled up in this quiet court, this grand five-bedroom home with garaging for four cars was another auction success story, with the SOLD sign going up after three bidders pushed the price to $1.19 million.

Keilor East: 26 Lakeside Crescent. Nestled in the heart of the popular Valley Lake Estate, this three-bedroom, two-bathroom terrace achieved a satisfying mid-week sale at $630,000.

Keilor East: 19 Pumice Court. Another recent result in the Valley Lake Estate involved a vacant homesite of around 367sqm overlooking the lake. This week’s auction saw the gavel fall at $657,000, well above our happy vendor’s reserve.

Keilor East: 39 Border Drive. Appealingly positioned directly across the street from the reserve, this three-bedroom, two-bathroom home sold after a competitive auction saw the keys changing hands at $920,000 (pictured).

Maribyrnong: 5/8 Newstead Street. An early sale via a well-targeted Sale by Set Date® campaign saw this renovated two-bedroom flat near the river selling for $420,000.

Niddrie: 58 Muriel Street. A fresh, clean-cut modern design made in immediate impact in this double-storey four-bedroom home with good access to quality schools. This one changed hands during the week at $1.26 million.
