Solid July a reason for optimism

One of the many advantages of being part a large network of experienced property professionals is that you have access to a broad range of first-hand perspectives of what’s happening beyond your local area. So I’m pleased to be able to report that July turned out to be a solid month across the Barry Plant group, despite having to deal with the restrictions on private inspections and the requirement for all auctions to be conducted online.

In fact, if you follow our regular weekly reports, you’ll know that our online auctions have been performing particularly well in the City of Moonee Valley, with our team achieving some great outcomes for our clients. Importantly, both vendors and buyers seem to have adapted easily to the digital format, and their feedback has been positive.

At a local level, the market has continued to perform positively, with some of our recent results including:

Aberfeldie: 59 Vida Street. A blue-ribbon location close to the river and Aberfeldie Park added to the appeal of this attractive four-bedroom home. It was smiles all round when the contracts were inked at $1.86 million.

Ascot Vale: 18/237-239 Ascot Vale Road. Situated a stone’s throw from the station and Rothwell Park, this two-bedroom top-floor apartment benefitted from solid buyer interest.

Essendon: 3/17 Nimmo Street. This spacious two-bedroom apartment attracted interest from a mix of first timers and investors, selling well before the scheduled auction at $470,000.

Essendon: 20 Donald Avenue. The opportunity to purchase four apartments on the one title proved an attractive one, with a satisfying sale at $1.45 million being completed during the week.

Keilor East: 4/27 Neville Street. With the Dinah Parade shops just around the corner, this Three-bedroom unit was another to enjoy a prompt sale prior to the scheduled auction.

Keilor East: 25 Neville Street. Situated just next door to the property above, this three-bedroom home with a swimming pool behind saw a pleasing mid-week sale completed at $890,000.

Keilor East: 52 Dinah Parade. The strong buyer activity in this popular pocket continues when the SOLD sticker went up on this well-established four-bedroom double-storey family home.

Maribyrnong: 103/2 La Scala Avenue. Offering a lifestyle-enhancing location close to the river and parks, this single-bedroom apartment was quickly secured for over $352,000.

As we enter August, we are still seeing demand from buyers exceeding the supply of available listings, so we expect the solid results to continue for the foreseeable future.
