Some extra big smiles for Mother's Day!..
We all love being able to put a smile on Mum’s face on Mother’s Day, so it was a very pleasing week for the team at Barry Plant Moonee Valley with some extremely positive sales results putting smiles on the faces of a number of Mums, both as sellers and as buyers. Some of the vendors that will probably be wearing extra big smiles this Mother’s Day will include:
Aberfeldie – 25 Allan Street
Offering tremendous potential for renovation and extension in the tightly held Maribyrnong River precinct, this three-bedroom home on 556sqm of land enjoyed close proximity to many of the area’s most highly regarded schools. So strong was the buyer interest in this one that our vendors decided to accept a convincing offer of $1.2 million during the week rather than waiting for this weekend’s scheduled auction.
Essendon – 22 Nicholson Street
Situated in one of the finest plantation streets in the highly regarded Windy Hill precinct, this very original home had only been owned by two families since it was built in 1947, the current owners having called it home since 1951. So there were plenty of memories involved when it went under the auctioneer’s gavel. Following lots of pre-auction activity, a very competitive auction saw the SOLD sign go up at $810,000, above our happy vendor’s reserve price.
Niddrie – 105/386-388 Keilor Road
Situated in an ultra-convenient position, a stone’s throw from Keilor Road shops, restaurants and cafes, this sparkling one-bedroom apartment drew inquiries from a mix of investors, first home buyers and downsizers. The use of our unique Sale by Set Date® strategy produced a strong early offer, with our vendors achieving a strong result at $305,000.
Strathmore – 4 Amar Street
Capturing serene valley views from an elevated position in the sought-after Strathmore College Zone, this two-storey family home (pictured) offered four bedrooms and a study, two bathrooms and flexible living and entertaining areas. Strong interest from multiple buyers saw a competitive bidding situation develop well before the scheduled auction date, with the eventual sale price of $1.12 million exceeding our delighted vendor’s reserve by more than 20%!
With several other sales currently being negotiated as I write this Update, we’re looking forward putting smiles on the faces of several other Mothers in the coming days. Of course, if you are considering making a move in the near future, don’t forget that we have several losing bidders who are ready to buy as soon as possible, so don’t hesitate to give us a call on 03 9373 0000.
