Spring property sales gathering momentum
There is no doubt that any new listing that is currently hitting the market in this strong Spring market are attracting plenty of buyer interest as long as they are realistically priced. Several of this week’s Open Houses had queues of buyers lining up to inspect a fresh offering, and this interest is flowing through to some outstanding Spring property sales.
Among our more recent sales results were:
Essendon: 132 Deakin Street
A mix of renovators, builders, investors and developers all took an interest in this four-bedroom home set on around 636sqm of land within walking distance of the shops and café strip on Keilor Road. A highly competitive auction saw the bidding soar well above our ecstatic vendor’s reserve, with the gavel falling at $1.29 million.
Essendon: Ogilvie Street
A quiet off-market campaign produced an outstanding result on a single-level villa in this popular street. Competitive offers from two separate buyers saw the vendor’s asking price exceeded by $25,000.
Keilor East: 46 Clarks Road
A location that put you within walking distance of Centreway shops, Keilor Heights Primary School, PEGS and Essendon Keilor College was one of the big factors in the successful auction of this four-bedroom single-level home. Larger families also found the separate studio or hobby area appealing. The SOLD sign went up at $905,000, which was also well in excess of the reserve.
Keilor East: 10 Susan Court
Positioned in a quiet cul-de-sac just a stone’s throw from PEGS, and surrounded by leafy parkland, this well-built five-bedroom home (pictured) had tremendous appeal for a growing family. A flexible floorplan and extensive outdoor living spaces added to the appeal, securing a satisfying mid-week sale at $985,000.
Niddrie: 3/1 Elstone Court
Set securely at the rear of a group of three, this free-standing two-bedroom townhouse offered a low maintenance lifestyle within easy striking distance of shops, cafes and transport. A strong mid-week sale at $650,000 proved the value of experienced post-auction negotiations.
Strathmore: 2/35 Fenacre Street
Zoned for Strathmore College and close to the shops in Napier Street Village, this brand new three-bedroom townhouse made the most of its northerly aspect to highlight quality finishes throughout. This weekend’s auction proved another success story in this popular area.
No matter how you would like your property offered to the market, whether by auction, private negotiation or even through an off-market campaign, there are some outstanding Spring property sales being achieved with the right marketing and planning.
