Spring sunshine brings out the smiles

It’s no wonder so many Melbourne residents describe Spring as their favourite time of year, is it? The combination of some sunshine and warmer weather certainly had homebuyers out and about this week, resulting in some outstanding sales results right across the City of Moonee Valley.

Here’s a short summary of some of the activity our team has been able to achieve:

Airport West: 1/2 Lock Street. This 3-bedroom, 2-bathroom townhouse was sold after a quiet off-market campaign targeting our extensive database of registered buyers produced a very satisfying contract at $810,000.

Essendon: 22 Collins Street. This potential-packed four-bedroom Californian Bungalow in a neighbourhood known for its period homes was sold at this week’s auction for $1.3 million (pictured).

Keilor East: 37 Cecelia Drive. Another example of the value of productive post-auction negotiations, this three-bedroom home was sold a few days after last week’s auction after our team was able to move on from the auction day offer of $810,000 to reach $850,000.

Keilor East: 40 Limestone Avenue. Originally scheduled for offers on a Sale by Set Date® campaign to close a week later, this attractive single-level three bedroom home in the Valley Lake Estate was sold for $1.15 million.

Niddrie: 201/4 Hotham Road. This near new two-bedroom apartment with Keilor Road cafes and trams a stone’s throw away was another to achieve an early sale using our unique Sale by Set Date® method. The deal was completed at $475,000.

Niddrie: 1 The Avenue. Now nearing completion, this architecturally intriguing four-bedroom, three-bathroom home was sold while the painters were still busy finishing the interiors. Productive mid-week negotiations saw the Sold sign go up at $1.5 million.

Niddrie: 9A Grosvenor Street. Another success story using our extensive database of buyers via an off-market campaign, this four-bedroom, three-bathroom home was sold during the week for $1.57 million.

With the football finals moving towards their conclusion in a few weeks, the door is open for those planning on selling this Spring to put all the ingredients of a positive sale campaign in place, so they don’t get caught up in the expected rush of new stock hitting the market in October.
