In yet another sign of the ongoing strength of demand for property in the City of Moonee Valley, this week’s auctions produced results for our vendors that exceeded their collective reserves by a combined total of more than half a million dollars.

Our most recent results included:

Airport West: 1/72-74 Parer Road. A mix of first home buyers and investors showed the strongest interest in this semi-detached two-bedroom townhouse. Five bidders took it above our vendors’ reserve, selling for $650,000.

Airport West: 25 McNamara Avenue. A modern single-level floorplan and a convenient location made this three-bedroom home a popular option at this week’s auction, with the sold sign going up at $840,000.

Essendon: 58 Lawson Street. A quality location in the Strathmore College zone, steps from Montgomery Park, saw this classic single-level four-bedroom home sold during the week for $1.355 million.

Essendon: 7 Spencer Street. Four bidders competed hard for this double-fronted period classic which was offered for sale for the first time in over 70 years. As a result it soared more than 20per cent above our ecstatic vendors’ reserve.

Keilor East: 62 Border Drive. Situated in the popular Pavilions Estate, this three-bedroom home on a low maintenance corner block was sold above expectations at $820,000.

Keilor East: 18 Ellen Avenue. Four bidders fought it out for this well-loved four-bedroom home close to Rosehill Park, with the sale price of $1.02 million finishing well above our vendor’s reserve.

Keilor East: 8 Henry Street. Opinions were divided among the bidders for this three-bedroom home as to whether renovation or redevelopment was most likely. Seven bidders in all, including two online, produced a highly competitive auction with the gavel falling at $1.065 million.

Keilor East: 24 Noga Avenue. With town planning approval already in place for two new townhouses, there were quite a few builder’s utes in the street for the auction of this three-bedroom home. The contracts were inked at $1.12 million.

Keilor Park: 33 Randwick Drive. The thoughtful updates to this spacious four-bedroom home with a pool generated such strong early interest that the SOLD sign went up well before this week’s scheduled auction. The happy new owners (pictured) sealed the deal with a strong offer of $950,000.

Oak Park: 48 Winifred Street. Marketed alongside our colleagues at Barry Plant Glenroy, this unrenovated four-bedroom timber home sold prior to this week’s scheduled auction for $1.27 million.

As you can see from these results, the current Autumn market is producing some exceptional sales in all areas and price ranges. If you’re curious about how much more your own property could achieve in today’s market, why not give us a call this week at Barry Plant Moonee Valley on 9373 0000.

Cheers,
