Strong market interest continues

As you may have noticed in “The Age” again today, the strong interest in the property market in our area is continuing unabated with another one of our auctions being mentioned in Christina Zhou’s “Hot Auctions” column in the Domain lift-out.

This time it was the auction of the 3 bedroom home at 88 Wingara Avenue in Keilor East that was featured, and once again Christina picked well, as we saw at least 4 bidders raising their hands, (and a few more that got left behind in the rush)!

After declaring the property “on the market” and ready to be sold at $650,000, it was very pleasing to see the bidding continue all the way to an eventual sale at $694,500. This was a premium of $44,500 for our clients, which is always a satisfying feeling at the end of the week.

Of course, another one of our scheduled auctions in Collinson Street, Keilor Park was sold prior to the auction, as seems to be happening with remarkable regularity in the current strong market.

It was also interesting to read in this morning’s Herald-Sun that local suburb Aberfeldie has joined the list of Melbourne suburbs with a median property value above $1 million. In that article, (on page 20 for those that may wish to read it in full),  Robert Larocca from RP Data was quoted as saying, “No longer are the most expensive properties and suburbs only found in the inner-east and along the bayside. The time is quickly coming where all inner-city properties will have a million-dollar price tag.”

Regular readers will be well aware that we always advise a degree of caution where quarterly market statistics are concerned, however the overall trend of increasing local values is quite clear, and clearly good news for anyone thinking of selling in the coming months.
