Strong sales continue as Spring ends

It may have been the final weekend of Spring 2021, but there was no sign of any easing of interest from buyers as the market begins to transition into the coming Summer.

As you can see from the cross-section of recent results below, the team is still achieving outstanding results on all types of properties and in all areas. In fact, this weekend’s auctions produced sales that exceeded their combined reserves by close to half a million dollars.

Essendon: 3/55 Amelia Avenue. Picturesque city views added to the appeal of this tri-level two-bedroom townhouse, so it didn’t take long for a strong sale to be completed at $855,000.

Essendon: 19 Laluma Street. This character-filled three-bedroom home with a lovely leafy outlook attracted fierce competition at this week’s auction, with eight bidders producing an outstanding sale at $1.622 million (pictured).

Keilor East: 5/39 Dinah Parade. Offered for sale for the first time in over 30 years, this commercially zoned retail opportunity was sold during the week.

Keilor East: 48 Brees Road. The opportunity to secure a vacant block of land with town planning approval for two new homes proved a popular one, with contracts inked during the week.

Keilor East: 1 Nyah Street. This potential-filled three-bedroom home on 604sqm drew interest from several local developers, selling at auction for $1 million.

Keilor East: 2 Woodfull Court. Combining a touch of heritage influence with a modern, free-flowing floorplan, this three-bedroom home exceeded its reserve by close to 10% in selling for $1.185 million at auction.

Niddrie: 4 The Avenue. With around 694sqm of land under this potential-filled home, we received strong early intertest from several builders and investors, with a pre-auction bid-off among four buyers producing $1.21 million.

Strathmore Heights: 25 Boeing Road. Being just metres from Boeing Reserve, this 539sqm site attracted as much interest as the three-bedroom home. The gavel fell at $920,000, well above the reserve.

Looking ahead, it is becoming clear that an increasing number of homeowners across the City of Moonee Valley are now beginning to look at selling early in 2022, but there’s a lot you can do in December to ensure you are ready to make the most of the opportunities that the January market is likely to provide.
