As Summer arrives, so do more buyers

Our final weekend of Spring auctions and the official arrival of Summer produced another busy weekend in the real estate market in the City of Moonee valley and surrounding suburbs.

As I write this report, I can confirm that seven out of this week’s eight scheduled auctions are sold, with negotiations continuing on the eighth.

This week’s results included sales in:

Airport West: There was plenty of interest in the lead up to the auction of a four-bedroom timber home in El Reno Crescent, but some experienced negotiations after the auction put the finishing touches to a pleasing sale.

Essendon: After being in the one family for more than 50 years, a renovation-ready three-bedroom period home at 25 Elder Parade (pictured) attracted five competitive bidders who pushed the bidding more than 20% above our delighted vendor’s reserve before selling for a remarkable $1.215 million.

Keilor East: A beautifully presented three-bedroom timber home at 23 Berembong Drive attracted such strong interest that the SOLD sign went up prior to this weekend’s scheduled auction, with the contracts being inked at $855,000.

Maidstone: Zoned for Maribyrnong College, a very original two-bedroom cream brick home in Marsh Street was offered for sale for the first time since new. A strong sale at $902,000 exceeded expectations.

Maribyrnong: Boasting a prized position in the River Precinct, a two-bedroom apartment on Middle Road was successfully sold after productive post-auction negotiations.

Moonee Ponds: Our mid-week twilight auction of a renovated two-bedroom unit in Park Street saw four bidders digging deep at another tightly fought auction. The sale at $715,000 was close to 15% above our ecstatic vendor’s reserve.

Niddrie: Recent renovations made all the difference to the result of a two-bedroom unit in Goble Street, right around the corner from the Steele Creek trail, with a successful sale bringing a highly effective campaign to a close.
