Summer sales off to a hot (wet) start

Once again this week, we saw several auctions being moved indoors as Mother Nature decided that her bidding was more important than a few homebuyers.

The good news for property owners across the City of Moonee Valley and surrounding suburbs is that the demand for property in our part of town remains solid, despite the approach of the festive season. Indeed, we saw up to six separate bidders competing for the one property at some points this week.

Our most recent results have included:

Aberfeldie: 3/21 Ramsay Street. Privately positioned in a boutique grouping near Clifton Park, this two-bedroom unit was sold shortly after the auction when competitive negotiations produced $750,000.

Fawkner: 14 Shaw Street. Productive negotiations immediately after the auction saw this potential-filled four-bedroom home sold for $735,000.

Keilor East: 1/6 Shelley Street. This chic single-level three-bedroom home (pictured) produced a spirited bidding duel between six separate bidders, pushing the price more than 10 per cent above our happy vendor’s reserve before selling for $910,000.

Keilor Park: 26 Adrienne Close. This week’s auction of this neat four-bedroom single-level home attracted interest from a mix of market entrants and investors, with the SOLD sign going up at $690,000.

Keilor Park: 57 Swan Street. Raising possibilities for future renovation or development, this well-maintained family home on just short of 700sqm of land sold during the week for $795,000.

Maribyrnong: 206/44 Skyline Drive. This unusual two-bedroom corner apartment a short walk from the river utilised our Sale by Set Date® approach to achieve an early result, achieving over $467,000.

Niddrie: 59 Hoffmans Road. Representing huge potential for renovators, builders and investors, this two-storey four-bedroom home was our third sale in this street in the space of two weeks.

So, as you can see, there is still strong demand for good real estate at this time of year.
