Tight competition is not confined to the MCG

The MCG wasn’t the only place that witnessed some fierce competition this week, with several outstanding sales results being achieved by our team at Barry Plant Moonee Valley through a variety of approaches.

Determined buyers pushed prices at auction and through competitive negotiations throughout the week, as this summary shows:

Avondale Heights: 38A Macey Avenue. This week’s auction of a brand new, custom-built home of four bedrooms and three bathrooms produced competitive bidding and an excellent sale above reserve at $1.405 million.

Essendon: 304/973 Mt Alexander Road. Employing the unique Sale by Set Date® approach that is proving so effective for so many Moonee Valley vendors, this two-bedroom third floor apartment sold well before offers were due to close at $450,000.

Keilor: 8 Garden Avenue. A serene location surrounded by Brimbank Park enhanced the possibilities offered by this three-bedroom timber home on around 725sqm of elevated land. The deal was completed this week at $1.175 million.

Keilor East: 3A Dinah Parade. This architecturally designed four-bedroom home near Rosehill Park sold at auction as a result of a well-executed digital marketing campaign.

Keilor East: 15 Paul Avenue. Attracting strong interest from new home builders, investors and developers, this vacant homesite with an impressive frontage of over 18 metres sold well before its scheduled October auction date, achieving $965,000.

Maidstone: 1/10 Omar Street. One of only two on a block located just around the corner from Medway Golf Club, this modern townhouse of two bedrooms and a study achieved a strong mid-week sale.

Moonee Ponds: 2/18-20 Taylor Street. This unusual two-bedroom apartment with an impressive private courtyard was another to benefit from an early sale using the Sale by Set Date® methodology. The contracts were inked during the week at $602,000.

Moonee Ponds: 69 Steele Street. The auction that everyone is talking about this weekend involved this charming Art Deco style two-bedroom home, a stone’s throw from Moonee Valley Racecourse. A highly contested auction pushed the bidding well past the published reserve before reaching a very satisfying $1.035 million!
