Top end gets busy during lockdown

The strong buyer activity in the Moonee Ponds market continued this week despite the restrictions imposed by the lockdown.

What was really interesting was, whilst this week’s sales covered the widest spectrum of price points starting in the sub $400,000 bracket, activity at the top end of the market was particularly strong, with two sales being negotiated in the range between $3.5 and $4 million! And all this while our team works remotely as Melbourne endures another lockdown.

Among the more notable recent results were:

Essendon: 4/18 Lawson Street. As we mentioned last week, this brand new three-bedroom townhouse was sold prior to this week’s scheduled auction, achieving $1.21 million.

Gladstone Park: 1/91 Carrick Drive. This brand new two-bedroom townhouse drew interest from buyers through each of our offices in Gladstone Park, Keilor East and Essendon, with an online auction producing an excellent sale at $641,000…well above our happy vendor’s expectations.

Keilor East: 16 Mainridge Vista. Enjoying water views in the highly regarded Valley Lake Estate, this three-bedroom contemporary style townhouse sold on Friday evening for a pleasing $700,000.

Moonee Ponds: 5/48-50 Evans Street. Strong early interest in this two-bedroom ground-floor apartment resulted in an online bid-off on Thursday evening. This produced a strong sale at $377,000 prior to this week’s scheduled auction.

Moonee Ponds: Park Street. In a result that is sure to get the locals talking, one of two side-by-side four-bedroom town residences that were yet to begin construction was sold ‘off-the-plan’ by our own Walter Mahch for a record-setting $3.55 million!

Parkville: 164 The Avenue. Designed by award-winning architects Peddle-Thorp and situated across the street from the lush greenery of Royal Park, this innovative five-bedroom contemporary showpiece was sold prior to the closing date of our Sale by Set Date® campaign, producing just under $4 million.

As I mentioned last week, results like these in the midst of lockdown restrictions, should provide local homeowners with enormous confidence when restrictions (hopefully) ease…particularly with the start of Spring just a matter of weeks away.
