Vendors reap a million-dollar bonus!

If you needed any further confirmation of the strength of buyer demand in the Moonee Valley property market right now, the fact that our team managed to achieve more than $1.1 million above our happy vendors’ reserve prices at this weekend’s auction probably says it all.

Quality property, and carefully planned marketing campaigns, did the rest, as you can see from this cross-section of results.

Aberfeldie: 1/9 St Kinnord Street. A sought-after Aberfeldie address added to the appeal of this elegant front-facing three-bedroom townhouse, with three bidders producing $1.08 million at auction.

Airport West: 1/38-40 Highlands Avenue. A central location with all amenities close by made this three-bedroom unit a popular choice for time conscious buyers, resulting in a sale at $618,000.

Airport West: 119 Marshall Road. This impeccably renovated three-bedroom timber home was sold the night before the scheduled auction for a very pleasing $760,000.

Airport West: 1/74 King Street. This attractive three-bedroom front townhouse located just around the corner from the shops in McNamara Avenue sold for $810,000 after five bidders pushed this one close to 20% above the reserve.

Airport West: 157 Halsey Road. A total of six bidders fought it out at the auction of this picture perfect, four-bedroom Federation-style home, with the final bid being an extraordinary $1.43 million. As you can see from the photo, it was one of many results this week that produced smiles all round.

Ascot Vale: 39 Fenton Street. This charming three-bedroom timber classic was another to see bidding soar more than 20% above expectations, with five bidders seeing the gavel fall at $1.32 million.

Ascot Vale: 87 Roseberry Street. After 60 years in the one family, this double-fronted home in the heart of Ascot Vale saw the SOLD sign go up at a remarkable $1.53 million.

Avondale Heights: 16 Glenside Street. With Canning Reserve and the Maribyrnong River parklands just over the back fence, this potential-filled three-bedroom home produced an outstanding auction sale after four bidders took the price to just under the $1 million-mark.

Essendon: 1/12 Butler Street. This street-facing three-bedroom townhouse near Windy Hill wouldn’t wait for auction day, with a convincing early offer of $1 million sealing the deal.

Essendon North: 21 Greville Street. Subtle heritage styling influences and impeccable finishes were some of the highlights of this impressive single-level four-bedroom home. Four bidders competed, with the winner having to stretch to $1.911 million to take the prize.

Keilor East: 1/62 Quinn Grove. This renovated three-bedroom home on a subdivided block was our second sale in this delightful street within a week.

Moonee Ponds: 169 Holmes Road. This tastefully extended four-bedroom Californian Bungalow enjoyed a prime location with the Maribyrnong River just a stroll through the park away, with the sale completed prior to auction.
