Welcome to Winter

Many sellers would have woken up this morning, taken a look out the window, and been concerned that their auction result would be affected by the weather. It’s actually quite a common misconception at this time of year.

Let me assure you, in the many years I have been involved in the real estate market, the only people discouraged by a rainy day or a chill in the air are onlookers…and these days not even many of those are put off! In fact, in the current strong market I have no doubt that you could hold an auction at midnight in a snow storm and all of the buyers would still be there!

One example of this was the auction today at 136 Ogilvie Street in Essendon which is pictured above. This 4 bedroom family home attracted a good crowd and at least 7 bidders who fought it out in a spirited bidding duel despite the wintery weather. The end result was a very pleasing sale at $1.264 million which was $64,000 above the vendor’s reserve price.

This sale continues our recent run of very good results at the upper end of the market, so if you have a $1 million-plus property that you are considering selling, please give us a call. After today’s auction alone, we have 6 very motivated buyers who would love to be able to sign a contract this week. Who knows, we might be able to secure you a premium result with a minimum of fuss or expense!

Have a great weekend, and stay safe on the roads!
