Winter kicks off with spirited competition
The official arrival of Winter this week was greeted with some serious competition between buyers for the limited number of available stock that is currently available in the City of Moonee Valley and surrounding suburbs.
Whilst some buyers continued to try making strong early offers rather than waiting for the scheduled auction day or closing date for offers in our Sale by Set Date® campaigns, others were forced to compete in spirited bidding duels that saw as many as five separate bidders pushing prices well above our happy vendors’ expectations.
As we result, our team has achieved a number of outstanding sales results, such as:
Airport West: 2/6 Etzel Street. Set in a group of six near the McNamara Avenue shops, this tastefully renovated two-bedroom unit attracted strong early interest, with the SOLD sign going up prior to this week’s scheduled auction at $528,000.
Airport West: 45 Earl Street. A generous land holding of around 780sqm was the main attraction of this tightly held four-bedroom home, with solid enquiries from investors and local builders producing an early pre-auction sale at $1.02 million.
Avondale Heights: 37 Macey Avenue. This much-loved three-bedroom brick home enjoyed a serene location close to the riverside trails and parks, attracting strong bidding from five separate groups of buyers (pictured). As a result, the gavel fell at an impressive $1.02 million, close to 15 per cent above our happy vendor’s reserve.
Essendon: 106/1020 Mt Alexander Road. Part of the well-regarded Brickmakers Arms development, this contemporary two-bedroom, two-bathroom apartment utilised a successful sale by Set Date® approach to achieve a timely sale at $625,000.
Maribyrnong: 207/30 La Scala Avenue. Capturing appealing city views from the oversized balcony, this two-bedroom apartment achieved a pleasing mid-week sale at $440,000.
Moonee Ponds: 404/51 Homer Street. Nestled within the lifestyle-oriented ‘Mason Square’ hub in the centre of Moonee Ponds, this two-bedroom apartment saw the contracts inked well before offers were due to close, achieving $526,000.
