Hasn’t it been good to see the daily coronavirus numbers heading in the right direction recently? It seems that if we all continue to do the right thing, we are on track to start seeing an easing of the Stage 4 restrictions in the middle of September, as planned.

If this proves to be the case, the next few weeks are going to be an ideal opportunity for anyone who is planning on selling before the end of the year to gain a real edge. Why? Well, this is the time when a little preparation can allow you to ‘hit the ground running’ when the early Spring market begins to open up.

Your timing is vital in the Spring market for two key reasons. Firstly, history has taught us that early Spring is usually the time when vendors average the best sales results of the season. This is because there is usually a shortage of property hitting the market in September, particularly as this is also the time when we see a large influx of new buyers who are keen to make a move before the end of the year.

Of course, this trend is likely to be emphasised in 2020, as right now there are countless prospective buyers who have been unable to go house-hunting so they are biding their time doing extra research into the local market so that they can so that they will be primed to get out and start house-hunting as soon as the restrictions are eased.

This means that the smart vendors in the City of Moonee Valley will be starting to plan every aspect of their sale now, so that they can get their own property on the market as soon as possible. Not only will this include taking care of all those little jobs around the house to make sure that it is ‘buyer ready’, but pre-booking as many of the ingredients of their sales campaign that they can in order to avoid any costly delays in September.

Just for example, can you imagine how busy the property photographers and videographers, among others, will be when the restrictions on property visits come off? By booking a time with them this week, you could avoid a potential delay of several weeks.

The message here is a simple one. If you’re keen to gain an edge on the coming Spring market, this is the ideal time to be talking to one of the team at Barry Plant Moonee Valley on 9373 0000.
