Another 100% result as Christmas approaches

Despite being well into December now, there is still quite a lot of buyer activity across the bayside suburbs in the lead-up to the Christmas break, with several more outstanding sales being achieved recently despite the distractions of the festive season.

In fact, our team at Barry Plant Frankston was able to achieve another 100 percent auction success rate for our vendors this week, with all three auctions exceeding our vendor’s reserves by a combined total of more than $100,000.

A cross-section of recent results included:

Cranbourne North: 23 Allambi Court. Ideally positioned at the head of the court with an abundance of parkland in every direction, this modern single-level three-bedroom home enjoyed easy access to Tulliallan Primary School and St Francis Xavier College. Our team was able to achieve an excellent pre-Christmas sale through productive mid-week negotiations.

A competitive auction saw the bidding fly past the reserve, selling for an impressive $1,006,000!

Frankston: 14 Naroo Place. Highlighted by an up-to-the-minute grey rendered façade, this four-bedroom home was just a short iron from Peninsula Kingswood Country Club and sold at auction for $846,000 which was well above expectations.

Mount Eliza: 58 Fulton Road. Set on around 2,748sqm of land, (that’s around two-thirds of an acre in the old scale), this charming single-level four-bedroom home (pictured) combined a serene garden setting with excellent entertaining spaces indoors and out beside the pool with its own pool house or studio. Situated close to elite schools and Mount Eliza Village, this impressive family sanctuary found new owners during the week with an outstanding sale being concluded at just over $1.9 million.

Seaford: 16/10 Claude Street. Being just a few minutes from the beach and Kananook Station added to the appeal of this three-bedroom townhouse, making it a popular choice for buyers wanting a convenient low-maintenance lifestyle. A very satisfying auction result saw the sold sign go up at $510,000, exceeding our happy vendor’s reserve by a fair margin.
