There’s been plenty of coverage in the media recently about the strength of the property market around Melbourne, and how that is impacting both on property prices and buyer emotions.

However, as is often the case, most of that coverage has looked at the broader market, rather than specific areas. Therefore, we thought we might provide you with a brief update on what the strength of the market looks like at a local level.

Here’s a summary of some of the results that our team at Barry Plant Frankston have been able to achieve for some very happy vendors:

Frankston: Nepean Highway. The appeal of a hassle-free apartment lifestyle within a few footsteps of the beach saw this two-bedroom opportunity sold within a week of hitting the market in the mid-$300,000’s.

Frankston: Catalina Court. The vendors of this four-bedroom home in a quiet court near Karingal heights Primary School selected our unique Sale by Set Date® strategy and were delighted when it produced an excellent sale more than a week before the targeted closing date at $680,000.

Frankston: Pericoe Street. The strong buyer appeal of the Frankston High School Zone was clearly demonstrated in the timely sale of this older three-bedroom home for $718,350.

Frankston South: Bembridge Avenue. Enjoying a prime position on Olivers Hill, this graceful double-storey four-bedroom home achieved an outstanding off-market seven-figure sale through some very productive negotiations using our extensive database of buyers.

Langwarrin South: Highfield Drive. A delightful four-bedroom cottage on one hectare of land generated such a strong response that the sold sign went up before the photographer even had a chance to visit, with the contracts being inked at $1.38 million.

Seaford: Fortescue Avenue. Situated just a few blocks from the beach, this character-filled four-bedroom timber home (poctured) was another to utilise our exclusive Sale by Set Date® marketing strategy to great effect. Our vendors achieved an outstanding sale at $855,500 more than two weeks early!

Make no mistake, the current conditions have made this a terrific time to be a seller in the City of Frankston. However, it’s equally important to remember that at some point in the future, the imbalance in the market must inevitable swing back more in favour of the buyer again. Thus, if you’d like to ‘strike while the iron is hot’, why not give us a call at Barry Plant Frankston this week on 9781 3100.

We look forward to being of assistance.

Best wishes,

Barry Plant Real Estate
