Buyer demand continues to climb

Whilst our team has been reporting some impressive buyer numbers in the Frankston area lately, particularly in the period since early April, it has been interesting to see some statistical data on the wider real estate market that confirms our own observations.

One of these information sources is the wider Barry Plant network. Being a part of the most successful real estate sales network in Victoria gives us a huge advantage in many areas of our business, and one of these is access to up-to-the-minute information on what is happening across the Melbourne property market from those with first-hand knowledge, our network colleagues.

As you may have seen on the back cover of the Realestate lift-out in the Herald-Sun on Saturday, (June 6th), our network reported an impressive 6397 buyer inspections in the space of just one week towards the end of May. Numbers like these confirm just how strong buyer demand is in the current market.

We also saw some data during the week from realestate.com.au, Australia’s largest real estate portal, which indicated that buyer searches on their website have been steadily increasing. Not only has search activity increased for the past nine weeks in a row, but activity levels are now up by 100.8 per cent over that period!

Of course, the further easing of restrictions on attendance numbers at Open Houses and Auctions this week has also made things more comfortable for buyers, so our team at Barry Plant Frankston has been busy negotiating some terrific results for our vendors.

One of our recent results that demonstrates the strength of buyer demand involved an unusual in-fill site wedged in between two busy road frontages including McMahons Road in Frankston. Whilst close to a number of well-known retail outlets, this vacant allotment has a General Residential zoning, requiring a purchaser with a flexible approach to its future use. The fact that a strong mid-week sale was completed at $500,000 shows what is possible with the right approach.
