Don’t waste your extra ‘home time’

As limiting as the lockdown restrictions are for the residents of Melbourne right now, the extra time we’re all spending at home could prove to be quite valuable for homeowners in the bayside suburbs…particularly if you are planning on selling and moving before the end of the year.

While none of us knows when the current restrictions will ease, you can be fairly certain that as soon as they are lifted there will be a rush of vendors wanting to get their properties into the Spring property market. Even more certain is the knowledge that those who do some timely preparation now will have an edge on others who don’t get the wheels in motion until the Government announces the date.

With this mind, we thought we’d remind you all of that famous saying, “You only get one chance to make a first impression”. Importantly, a lot of buyers will have formed an impression of your home before they get inside your front door! That’s why it’s so valuable to take a critical look at what buyers will be seeing from the moment they pull up outside your home.

For example:

Spring is the season for colour. If you haven’t done it already, make sure your front garden has a sprinkling of plants that will provide colourful blooms and attractive scents at the time your property will be on the market.

Ensure a smooth entry. If your front gate, the path to your front door or the front verandah needs a fresh coat of paint or repairs to remove signs of wear and tear such as cracks or holes, now is a great time to do it.

Trim and tidy. Make sure that buyers are focused on how appealing your front garden is, not how much work is needed. Trim the shrubs, weed the garden beds, and make sure your front door doesn’t creak as you open it!

How much is too much? As with all pre-sale preparations, one vital step is to make sure you understand who your strongest buyers will be. After all, there’s no point in spending money on a major refit if the buyers are going to knock the house down and rebuild!
